Stayed 1 night. Good location for pubs, rugby and railway station. Comfortable nicely sized triple room up in top floor. Narrow steep access stairway which fortunately wasn't a problem for us. Good breakfast. Minor complaint in that we could not leave our backpacks to collect later as there was a function later that day. We would stay here again.

A decent place to stay that’s close to friends and the stadium. The room was decent and staff very helpful. Although check in wasn’t until 3. The staff allowed us to park on site hours prior to checkin in, so that we could meet our friends and enjoy the Rugby without having to worry about parking. I would stay here again no problem.

The facility is clean & safe. If you are expecting US level of hotel construction you will be disappointed. It is not sound proof nor highly sound resistant. But all are courteous and that makes it a non-issue. Good food and well prepared. The available options are both filling and as advertised. Great location. It’s a stop for the Lynx100, LOTHIAN busses 26 & 31. Those get you to Haymark and princes streets (castle). Stops are approx 100ft (33m) from the driveway. It’s on the direct line to/from airport (£5 each way or £8rt). Great staff. Meet “Christof Waltz”. I swear his younger doppelgänger works there. If you are an economy traveler and understand country economics (high taxes are sometimes forgotten when comparing country pricing) this is a solid place to stay.

Arrived quite late due to flights but the hotel had this catered for. Room was clean comfortable and very quiet.

The hotel offers very good value in an expensive city. It is central, and has plenty of private parking (£15 per night). Our room was smallish but comfortable with a bath which we like. We had to choose our cooked breakfast time and choice in advance but it was nice. There was also fruit, cereal and toast. Highly recommended for those on a budget.

The Cumberland Hotel truly impressed us! As a group of 14 friends, we felt completely comfortable throughout our stay. We especially enjoyed the cozy atmosphere at the bar and the delicious breakfast, which made our visit unforgettable. We would definitely love to come back!

My stay here was very nice.Clean, cozy room.Warm welcoming and helpful staff.Good location about 1 mile from the Royal Mile, close enough for walking but ample access to ground transportation near by.Only one possible improvement, for those not familiar with area, the entry point can be difficult to find and/or access.Suggest, if possible, better signage or directions for those reserving rooms.Excellent stay.

The Cumberland public areas were nice and the staff were friendly and helpful. Our room for 3 adults was in a converted attic space. The steep staircase into the attic was bordering on dangerous - a sharp 90 degree turn with a very small landing leads you to a locked room door. I nearly fell down the steps a few times while dragging suitcases up those stairs. I think guests should be cautioned about the access to room 8 and given an opportunity to switch to a different room. The shower in the room worked day 1 but refused to heat water on day 2.In summary I would stay at the Cumberland again but would request a room on the ground floor or the first floor.

Abbiamo pagato il parcheggio per la notte nella quale abbiamo soggiornato e ci hanno cortesemente concesso di lasciare la macchina nel parcheggio ancora un paio d'ore dopo il check out. La fermata dell'autobus è di fronte all'albergo e consente di raggiungere il centro di Edimburgo in circa 15 minuti.

We had a nice stay with our family! It was nice that we could park at the hotel (but a very steep entrance and little space to maneuver). The rooms are fine, beds are comfortable. Be sure to try the 'traditional breakfast' if you are not from here. The city is a bit of a walk, but restaurants and the bakery are not far away.

Unser großes Zimmer war an der Decke hellhörig undhatte leider schlechtes Wlan, aber im schönen Aufenthaltsbereich hat es geklappt. Für den Preis war alles gut. Brilliant customer service from checking in to checking out. Happy polite staff always welcoming you in. The room was fantastic, I paid a little extra for a deluxe room. It was a good idea to leave a good working order fridge especially when it has been hot. My room was serviced every day ie fresh towels and tea coffee stuff replenished. I really only had 2 niggles with the room. 1. The bathroom light is a bit bright whilst going to the toilet in the middle of the night. 2. Because my room was overlooking the garden we did have a few people walking straight passed our window looking in. It would have been nice to have had a net up at the window just for a bit of privacy.The other thing I did love about the hotel was the location. Most places we visited in Edinburgh was in good walking distance from the hotel. Also although parking is limited there is room for about 15 cars. Will definitely use this hotel again.

The hotel is lovely and very well situated within walking distance of the centre and close to Haymarket tram, bus and train stops but the outstanding feature of the stay was the attentiveness of thestaff who were delightful.

A handy location a short walk from Haymarket and the tram network. Friendly staff and good breakfast selection. Only negative was our ground floor room with rooms above and no sound insulation in the floor which made it noisy when people were walking about.

This hotel is in a great location. It's walking distance to the Edinburgh Castle, if you're up for some steps, and it's also on a convenient bus route if you'd prefer to ride. Our room was up a couple flights of stairs so getting the suitcases up was a challenge but once up there, the room was clean, quiet and restful. Beds were very comfortable. Not much water pressure so the shower took a little longer than usual. Nice to have the lounge and the patio areas to relax in after a full day. Breakfast was, ok, with the basics to start the day, nothing fancy. Staff was very friendly and helpful!

We stayed in a family room with 5 beds. It was very clean, and the beds were comfortable. This place is very close to everything you may want to explore in Edinburgh. Buses are available right outside, running 24 hours. The price we paid for 5 beds per night was very reasonable, and the hotel staff members were very helpful.

Excellent location for Murrayfield Stadium. Room was clean and a good size. Only complaint was the pillows need a rethink as they were all as flat as pancakes.Breakfast was good with a good selection and a pleasant dining room. It was clear breakfast and parking was additional to the room fee, so it wasn’t an issue.The car park is tight but great to be able to park the car and know it’s safeLots of good restaurants and bars/cafes nearby. Didn’t head into the centre of Edinburgh as was there for a concert but there’s a bus stop right outside that would take you into town.Overall whilst the room wasn’t cheap it’s Edinburgh for The Eras Tour so everywhere is ridiculously expensive.

Came into Edinburgh for Taylor Swift show N1 with my 16 year old swiftie, and a 2 night stay at the Cumberland. Delighted with our room, deluxe twin, super clean and all the staff so friendly. Perfect location for getting to and from murrayfield for the show on Friday and then cracked the window to enjoy the show night 2 as well. Because so close we were also able to wonder down to murrayfield in 5 mins to soak up more of the atmosphere on night 2!! Super close to city centre as well, half hour walk to the shops on Saturday afternoon. Also lovely breakfast with good choices and beautifully cooked omelette. We’ll definitely be back next time we’re staying in Edinburgh. So pleased to have this wee gem of a place! Highly recommend!

Really close to Murray Field like a 9 mim walk, handy for princess street 15 min walk. Hotel staff were fantasticthey left little gift in our room related to Tylor Swift which was a fabulous touch we really appreciate it. Parking was right outside also! All round a fantastic weekend thank you for having us!

Location of the hotel is great. Bus stop right outside gets you to Edinburgh centre in 10 minutes, otherwise a lovely 30 minutes walk. Rooms clean and spacious. Staff absolutely excellent, cannot fault, so helpful and accommodating, we got a ground floor room as requested which was great. Breakfast fair, ( traditional) but plenty of choice for buffet. Coffee a bit slow being filled up so had tea. All in all great short stopover hotel.

Lovely accommodations in well-kept historic home-rooms are spacious with interesting architectural details. The employees are very kind and efficient, addressing our needs promptly. Close to Haymarket train station in neighborhood reflective of typical Scottish life. We would definitely stay here again. The only concern is the stairs to upper level rooms.

Nice hotel not far from Murrayfield Stadium and the Zoo. Our room was a decent size and had everything we needed. The water pressure was low so the shower water stream was slow and there was only one temperature, hot. The hotel is clean the staff are all polite and helpful. The cooked breakfast is good, the cheese omelette needed more cheese, there was only cellophane wrapped cheese slice with the continental breakfast, another choice would have been good. The choice of cereals and drinks was fine.The food was very good at The Haymarket,The Golden Rose and The Auld Hundred pub, booking is recommended everywhere.Princes Street is about 20 minutes walk from the hotel, but buses and the tram run from outside the hotel.We visited the Caste which is well worth seeing. Edinburgh is small enough to walk around. The Old Town is on higher ground, New Town is flat.Shopping is good.We enjoyed our visit and shall return.

We (one parent with two adult children) needed a safe and affordable place to stay not too far from the city centre (Hamilton at the Fetival Theatre!). The Cumberland Hotel turned out to be not only that, but also very friendly, comfortable and clean. Knowing driving and parking in Edinburgh can be problematic, we took two buses from Dumfries. The bus from Glasgow (our second bus) drives past the hotel and stops at Haymarket. Haymarket has nice cafés, and buses, trains and trams to take you to the city centre - though we walked everywhere (about 30-45 minutes to the centre). As a bonus they let us leave our suitcase in the lounge after we'd checked out, so we could do some more suitcase-free exploring before heading home again.

I would like to say a huge thank you to Adam and the team for looking after us so well on our visit, you are all fabulous. The breakfast was lovely and kept us going throughout the day. The room that we had was a bit of a trek, 46 stairs and no lift, but was clean with comfy beds. The hotel is also really well situated, about a mile from Edinburgh Zoo and on a good bus route for travel into the city centre. I would definitely go back if I were to return to Edinburgh.

My 4 night stay in this charming b&b / hotel was just what I wanted. The room was clean and quiet with a great view. The staff was very helpful; assisting me with transport and dining advice. And last but not least, the continental breakfast was delicious.

Stayed one night for early flight next day (airport bus stop is directly across the road). The staff were friendly and professional from check-in onwards, efficiently resolving a Booking.com misunderstanding to my satisfaction with minimum fuss. My room was clean and comfortable and bathroom spotless. The breakfast was served by friendly staff members in a very pleasant breakfast room. I have no hesitation in recommending this hotel and will certainly use it again myself.

Fabulous old hotel, so much better than a clinical travellodge etc! Close to trams, and the main parts of Edinburgh just a 15-20 minute walk away with loads of pubs and cafes on the way. We enjoyed our stay at Cumberland Hotel. It's easily accessible by bus/foot to the Haymarket station and Old town. The staffs are friendly and the room is spacious and warm. Wifi in the lounge is great but the connection does not reach the room. The sound proof could be further improved as we were woken up for days in a row by people stomping around in the room upstairs.

We really enjoyed the stay with our 3 young children (2, 5, 6 years) in the family room for 5. The hotel is a bit outdated but we didnt mind because we were outside all day and were only in the hotel to sleep and have breakfast. The breakfast was great with enough to choose from. The location of the hotel is perfect, just outside the busy city centre with a bus stop in front of it.

We stayed at the Cumberland due to it'slocation to the station, trams and bus routes and were not disappointed.The room was clean and had all that was required for our short stay and in a quiet location. There was a lounge with bar which we did not use and we did not see other guests use it either.Breakfast was freshly cooked but the continental offering was restricted to cereal/fruit/ yogurt.The only downside was that it was too regimented . We arrived half an hour early but could not check in. Breakfast had to be ordered the day before witha strict time for attendance. It was all too impersonal, but we would return

I enjoyed a nice couple of days staying here in December 2023. The staff are all great, very friendly and helpful. The breakfast is great too and there are plenty of optionsMy stay was to go to the snooker at Meadowbank sports complex so if anyone is thinking of staying here for the snooker it's perfect - although a couple of miles away the 26 bus stops literally outside the hotel and takes you there

Located within a few minutes of Haymarket station and a 20 minute brisk walk into Edinburgh and Princes Street, the hotel rooms were comfortable and well appointed. Breakfast was good with lots of options.Would have been nice to be able to control the room temperature/heat the room as the November night temperatures start to hit.

I had a l9vely stay. My room was lovely and spotlessly clean. The reception staff were very helpful. I had a vegetarian breakfast every morning and it was delicious.Public transport into the centre of Edinburgh from just outside of the hotel.I think I will be staying here for future visits to Edinburgh.

We had a very nice stay here at the Cumberland hotel. Nice clean rooms with good service. The room had a fridge and a teakettle, thats all we needed so it was perfect. 3-400m to a small grocery.The bus stops just outside the door, and it only takes 10min to citycentre.

The hotel was super convenient for exploring Edinburgh city centre. The tram from the airport stops a 5 minute walk from the hotel and the road is on a main bus route.We had breakfast included every day which was prepared fresh which was great.Our room however was on the very top floor which was fun to get to with a suitcase and no lift. (Also not convenient if you are over 5ft8 as the ceilings are very low!The beds were comfy and the shower was decent. Although there were signs of mould in the bathroom.The tv sadly displayed access to streaming platforms but there wasn’t adequate connection to the Wi-Fi to be able to access it.The morning we left there was a sign on the counter to leave the key with a member of staff but there was no one to be found and no key box to leave it in.No evening meal facilities on site but plenty of cafes and restaurants near by to dine in.Ideal if you are looking for somewhere to explore the sites of the city from.

Handy area within walking distance to local shops and Haymarket station, buses etc.Friendly staff, clean, comfortable room. Slightly noisy with frequent water gushing sounds, and couldn't work out the lights, particularly bathroom light and noisy fan coming on and off, ?motion sensors. No hairdryer, but I'm sure if I'd asked would've been provided. Staff friendly enough, and wish I'd noticed the bar food menu sooner, would've saved me traipsing about looking for plain fare - chips! Plenty exotic food outlets and busy pubs, too intimidating.

My mum and I had a pleasant three day stay here.The hotel is conveniently located approx 20min gentle walk into the city centre, in a quieter area. We shared a twin room which actually had a double and a single bed so bit of extra space to layout our luggage.Front desk reception staff were all friendly and efficient, thank you Pauline and Christina,and they all happily obliged any small requests we had eg extra milk, teabags erc.Beds were comfortable with nice quality linen, and the bonus of a heated towel rail in the bathroom was also useful for drying some of our hand washed clothing.We took advantage of on-site the parking available as we preferred to walk everywhere and this hotel is a nice walk to Princess St and it’s gorgeous gardens, as well as the Royal Mile and Edinburgh Castle, yet bus and tram stops are also close by. Thanks Cumberland Hotel for adding to our wonderfull time in Edinburgh!

Good price for 4 nights at Fringe time in Edinburgh. On bus route 100 from airport (£8 return) other routes to and from city, all very frequent and cheap- flat rate and capped at £5 a day. Walking time to Princes St around 25-30 minsHotel classic, old style house. Clean, and rooms fairly basic but all you need for a city break. Communal areas adequate but again all you need. Bed quite comfortable.Would suggest a bit more attention paid to the skirtings and ceilings as a lot of dust and cobwebs. We didn’t have breakfast as wanted to take our time inmornings so used local cafes on the way to the city.Staff were friendly and very helpful. Would choose again.

I stayed in Rm 34 and it was lovely-full of character with a modern bathroom and a great shower. Having a fridge was handy and the bed was comfortable as well.The staff were all helpful and veryfriendly. I was a hotel receptionist here in Edinburgh in 1999 and 2000, and being here reminded me of that.I would definitely love to stay here again!

I enjoyed my stay at Cumberland. There’s very little to dislike– the room was lacking a certain level of coziness that you might expect from a more modern hotel, however this is a result of the “old-world” charm of this classic hotel. The room was spacious and provided a lot of natural light as it had a big window to the garden. The window could also be opened to allow for fresh air. The bathroom was clean, and provided good shower pressure and comfortably hot water.Aside from the room, the services and spaces were very good. There was alway someone available to help at the touch of a button– and they were very generous and helpful. The hotel design and common space were very charming! The style of the hotel lended to the overall ambiance of being in an old city like Edinburgh. The hotel spaces were large and numerous, which includes a lounge, bar, dining area and outdoor patios.Finally the location was very good. I like that the hotel was removed from the city noise and crowds, but very close to all amenities, restaurants, transit. I was delighted by the nearby neighborhoods and finding cafes, shops and more. Special mention for Coats Café which was a lovely establishment with good food, pastries and coffee.Thank you Cumberland for your service and hard work!

My two adult children and I enjoyed our comfortable 4 night stay at the Cumberland Hotel. The staff was pleasant and welcoming and attended to all our needs. We enjoyed the breakfasts in the dining room and were satisfied at the food options. We do recommend either hooks or bars in the bathroom to hang our towels as they had to be draped over chairs to dry and a shelf to place cosmetic products. Overall, a lovely little place to stay!

2 night trip mother/daughter trip to see Harry Styles. Comfortable hotel in good location for Murrayfield Stadium; only a 10-12 minutes easy stroll. Deluxe twin room on ground floor was a good size with a large tv, modern bathroom, and a fridge that wasn't listed on website. Friendly staff, and had a good choice of food for breakfast; we had tasty omelettes freshly made. Only 2 small issues: bedroom too warm for me and windows wouldn't open; also doesn't do barmeals though listed on website (I knew in advance because I emailed about menu). Luckily we found a lovely chinese restaurant 5 minutes up the road. Overall a good hotel, and we would return if going to the stadium again.

I would highly recommend this hotel. Although the docor is a bit dated the staff and facilities make up for it. I had a very warm welcome from the two women on duty and they were very helpful. I have already tried to book again but its fully booked!

Thank you, my room was clean and comfortable. I am 75 and quite fit but you gave me the remotest room in the hotel with a stair climb too. I was ok. As I checked in an even older couple, one of them blind, and quite frail weresimilarly allocated a remote upstairs. I think you could do better than that and ask on the booking form if people have accessibility needs. Otherwise very good but Edinburgh hotel prices are now outrageous and I won’t come back as a tourist again. Professor Duncan MACLENNAN.

The first room I was assigned hadn't been cleaned but the receptionist very quickly gave me another room.the bed was comfortable and had a lovely hot shower. They don't serve evening meals but there a several restaurants within a sort walk. All the staff I came in contact with were very pleasant. I would certainly stay there again.

It was a great holiday. The hotel has all comforts and is located in a very good position to reach both the city center and the airport. Very kind staff!

I booked at short notice and the hotel was just what I needed for an overnight stay in Edinburgh.

Lovely hotel and location close to transport links as we don't drive. Room large and comfortable with nice view.Breakfast was good but not included in price. Bar did not sell coffee (I don't drink alcohol). Lounge had bar food menus on tables, but, as we found out when we walked back for evening meal, they were not making meals. Menus were still on tables next day.Overall I would stay there again .

On arrival, on a chilly April day, the room was unheated, the shower door unattached, and there was nowhere to hang a long silk skirt for creases to drop out. The next day, the milk and tea in the welcome tray did not get replaced.On the good side, the shower (despite a gruesome stain in the tray) was hot and fabulous, the bed comfortable and firm, and the breakfast and service were outstanding.Given attention to the little things, I would award 5 stars.

Chose this hotel to have an overnight following a performance at the Usher Hall. Superb position for bus connections. Very well kept garden. Bedroom very comfortable. En suite was great. Everything spotlessly clean. Breakfast service was a little slow but delicious when it arrived.

A good budget hotel. My room was very clean & comfortable and the staff were polite & friendly. The bathroom was spotless and the shower pressure was 10/10. I also liked the added touch of a bedspread.With the above being so positive it's a shame to highlight a negative. The hotel advertises free wi fi however when I arrived I was unable to connect. I spoke to the receptionist who didn't know why but as I was on my way out she advised she'd reboot their system. When I returned I was still unable to connect to wi fi and was told by a member of staff that it was because my phone was a Samsung. I have never heard of wi fi connecting to all makes & models of phone......except 1!!! Although this wasn't the "end of the world", it was a bit frustrating especially as I had to use a lot of my data.The hotel should make this a bit clearer on their website or even update their their system so all phones can connect.

Location is great, rooms and facilities are very cute and authentic, and the staff was both kind and helpful. We didn’t have a single problem while here and highly recommend this place to any and all!

We stayed at the Hotel in March 2020 and found the hotel good value for money. During this difficult time the staff were very helpful and as we had a problem with TV remote moved us to another room. The rooms were clean and warm and we both enjoyed our breakfasts. Located near to Edinburgh city centre it met all our needs.

We really enjoyed our stay in this reniewed mansion house (just like a castle!). Everyone was very kind , the breakfast was excellent: fresh fruits, delicious fresh croissants...We went to the city center within 15 minutes walking.A very good experience !

I would recommend the Cumberland Hotel for anyone staying in Edinburgh.I have used the hotel now for 8 or more visits.The rooms are clean and tidy,the full Scottish breakfast is excellent! and the free car parking is a 'Godsend'.There's a bus stop at the door to take you to the City center. It's alsoclose to the Haymarket Railway Station. The staff are lovely and very helpful.

8 of us came to stay and play squash at the Edinburgh Open. It was a great hotel, 15 mins walk from squash club. Staff friendly and helpful at all times. Comfortable, clean good sized rooms (we had a single, 2 twins and a triple). Breakfast was all cooked to order fresh as you liked, along with fresh fruit, cereal and croissant. All at very good price too, at £55 per person b+b. Will definitely come back again.

Our family suite was exactly what we needed and we had a lovely overnight stay. Breakfast was very busy and they could have possibly had more staff out in room to ensure items were topped up but otherwise it was a very nice breakfast. Perfect location for the zoo and getting tram into Edinburgh.

We booked this last minute on New Year’s Eve and couldn’t have asked for a better experience! Check in was easy and staff were very kind. We got a complimentary bottle of wine and some shortbread, and the next morning we got breakfast. Beds were very comfortable and room was nice and clean. 100% would stay again.

Room large for single room use and well equipped. Staff very friendly and helpful and an excellent freshly cooked breakfast. This is not luxury accommodation but has great charm and is well maintained for an old property.

Lovely hotel, spacious, clean rooms, great breakfast - but the thing that makes this hotel is the staff. Adam couldn’t have been more helpful - as were all the staff. Excellent customer service.

The location of the hotel was perfect. We walked in and out of the centre each day which was an easy, relatively quick walk.The staff were all so lovely. It was so lovely to come back for another visit to the Cumberland Hotel, whilst visiting my daughter at Edinburgh University.It is SO easy to get into town from here; a brisk 10 minute walk (last time we brought the car and left it in the hotel car park) and there are also plenty of eateries nearby.Firstly I received a very friendly welcome from Diego, on reception, who expressed his pleasure at having us back. He carried my case all the way to our room :) Super service with a smile... it was a kind and welcoming touch.The hotel is in the middle of a refurbishment, none of which bothered us, as we're up early. It's great to see the extensive work changes now updated from our last visit. We felt there was no undue noise and the hotel is a little dated so it's a necessity.I always have a peaceful sleep here, which I don't just put down to walking everywhere :) The beds are always comfy, clean, smell fresh and the room warm and cosy. This time we had a different room, which fitted 3 people and was lovely and big- a double bed, a single and a small seating area. Plenty of room!Breakfast is very efficient and nothing is too much trouble with the friendly staff. We had no wait time, on either day :) My daughter was well accommodated by Janos, as she fancied continental. I chose traditional and as I like my bacon VERY well done (so you can crack it) he ensured it was also done to perfection. Ha ha ha :) He is chatty, personable, an absolute gem and a definite asset to the hotel.I will definitely be using the hotel again. Thank you ALL so much guys!! It was restful, central and the lovely, friendly staff really do make the week-end break SO much better :)See you again soon...

Well, where to start! It was right on the Airlink path from the airport, only a 5 minute walk from the Haymarket station and supermarket and restaurant area and also on a good bus route into the city.Breakfast was early but that just got the kids out of bed quicker! This was my third stay at the Cumberland so I think that says enough.My room en suite is comfortable and clean.The breakfast buffet hasa good variety for everyone to enjoy the start of the day. The staff are friendly and helpful.My only comment is that if I should order an evening meal, the lounge is not so inviting, an alternative is in the bar.Perhaps there could be more thought to making the lounge more appealing for visitors who remain in the hotel in the evenings?I hope to return sometime next year.

Stayed here twice now once to take part in kilomathon and now for samh stomp.Was here this time with my teenage son and my partner and loved that we had a short walk to town centre to do all the tourist stuff.Loved we were so close to murrayfield for the events.The hotel was cosy and clean. We stayed for one night as a school group of about 20 people. We chose this hotel because of its convenient location. It was just under 10 mins walk from Haymarket, so no need for buses or taxis. Although the decor was a little tired, the hotel was very clean and comfortable. The rooms were very spacious. It was very good value for bed and breakfast. I think next time I would rather book with the hotel directly. I would recommend this hotel and would be pleased to use it again. The staff were really friendly and welcoming. We would advise having a cooked breakfast as the choice for continental was a bit limited.

Stayed here for one night with my mum and two daughters as we were going to see a show at the theatre. The hotel overall is nice and although the bar and breakfast room are quite modern, the bedroom we stayed in was quite dated but very clean. Polite staff and good breakfast and I would stay again

A wonderful, friendly welcome as soon as we arrived :)Really delighted that this hotel was literally 10 minutes walk into the center of the city. Free parking meant we could leave the car and meander at our leisure.The room was a great size, for just the two of us- an attic room at the top with 3 beds! I had the best night's sleep; cozy, comfy and quiet.The breakfast service was again friendly, efficient, chatty and quick- I felt there was a good choice, everything that 'we' needed was there!! I was even given my well done bacon, as asked for, crunchy and scrummy :)Despite renovations we felt there was little or no disruption; it didn't affect us(as seen in previous reviews) as we were out all day.As my teen is now at Edinburgh Uni I will definitely be revisiting this hotel. I found it to be an ideal location, with staff who went out of their way to accommodate us.I can thoroughly recommend it... as the week end weather was also sensational (although I'm not sure how the staff managed it- ha ha ha!!)Keep up the good work guys and I hope to see you again soon.

The Cumberland Hotel was well situated for walking from Haymarket and into town - the staff were welcoming and friendly.Our room was a good size for the 3 of us and comfortable.Breakfast was good and the service was friendly.Would stay again if going to the West End -very good value for money.

Had a lovely stay, comfortable bed, spotless, very friendly and helpful staff. The Breakfast was good with table service. Room had good TV, toiletries, tea coffee and biscuits a bottle of water and even a chocolate left on the pile of towels.

Lovely hotel that retains the old world charm while offering all the modern amenities, delivered by charming and helpful staff.Small improvements could include replacing towels immediately, covering noisy hallway floors and improving the parking access. Run a driveway from rear of neighbor's car park and get rid of that dangerous hill/gully entry. Loved your breakfasts and the cheerful chef!!

We stayed for two nights, rooms comfortable, large,clean and equipped with tea,coffee making facilities, hairdryer and toiletries.Everything you need. Breakfast was good, staff very nice and helpful, check in out easy. Small bar, to enjoy a drink. Hotel location 1.7 mile from city location on a bus route and Haymarket train station 5 minutes walk. Everything great and would recommend this hotel. Diego assisted us on arrival and he was very helpful.

Big clean room, friendly staff and excellent location made a really pleasant stay for this price. Some noise came from front door and bar during evenings but this did not affect resting.

We stayed here with my Brother and his wife for 5 nights last week. we had a great time ,The Hotel is lovely and the Owner and Staff were very friendly and helpful. Stayed here one night the the accommodation is clean and tidy, Easy walking about 15 to 20 min into centre but plenty of buses passing by . Older building with creaks and dated but good value with good breakfast . Quite Hotel. Enjoyed friendly owners conversation and hos handy hints on travelling around Scotland

What we liked:Facility is well located within walking distance of the Royal Mile and close to all public transport.Breakfast was just great with a good range offered.The room was comfortable and on-site parking very convenient.Local facilities - restaurants, cafes, barbers, dry cleaners - were also good and convenient.The bar was fun with the other guests and the hot evening food was also enjoyable.What we didn't like:Facility advertises a "restaurant" and "Bar & Lounge Hot Food Served".We were disappointed to find that this was not available on Sundays (the day we arrived after a long day of driving and sight seeing).We had to go out and find a restaurant. We were also advised that this was not available on the Monday night too, but, after negotiation, this decision was reversed.

15 min drive from airport, easy access by bus 26 to city center (or walk).Great staff! Clean rooms with modern bath. Small as per usual in Scotland.Small bar, very good breakfasts.

We thought the location excellent.The bus stop was right outside our hotel and only a 10 minute ride to downtown area to catch off and on bus tours.We took a taxi to George’s Street and it was about £6.The hotel is in an old Georgian style building. Our familyroom was massive holding a double bed and three singles and had two showers!Adam and Maggie and really all the staff we met couldn’t have been friendlier.The hotel was old with older furnishings but only added to its ambience! I believe the bar stayed open until 11at night. The breakfast was very good cooked by Adam!My only negative I can possible think of is for the love of heaven get some softer pillows!!!

Great hotel for about 3 days city visit

A last minute booking for an overnight stay. Hotel was comfortable, staff friendly and very helpful. Good breakfast. Would stay again.

It was a simple very nice hotel. Near of the city and not far away from the airport.

This hotels is only a 10 minute walk in to the town, the service was good and the breakfast was ok. Great if your a family of 5 as they acually have the right soze rooms. The rooms are clean, the only negative thing i can say is that the place needs a bit of an update. Great value for money.

The hotel was very clean and the beds very comfortable. The staff were amazing and very friendly and polite. The breakfast was wonderful and the portions very good. Would not hesitate to book again in the future.

My partner and I, as well as my parents, stayed at Cumberland Hotel for one night.You can easily reach this hotel from the airport or the city centre because several buses pass by.The rooms have a nice size and our room offered a nice view at Donaldson's College. Breakfast was tasty.

Rooms are a little tired but the service and location were excellent, also one of the cleanest hotels ive stayed in, spotless.Cant fault it for a quick coue of days away.

I stayed in the Cumberland for 2 nights in Feb 19. It was a twin room and comfortable if a little cramped as we were in the attic. My friend who is tall had no head room and often had to watch where she stood. The breakfast was good and we got what we asked for on our plates. Thank you.

I had a great stay in Edinburgh. The service was more than ok and I give a plus to Janos, he is really professional. The only suggestion of improvement is to change the melted cheese for the continental breakfast or add a different one besides. Thank you.

We all enjoyed our stay, the staff where very friendly and worked so hard. The breakfast was very good and cooked freshly to order nothing was to much trouble for the staff. The accommodation in Cumberland Hotel was very nice. We are very thankful for the frendly and helpful staff! The room was large enough and clean.A very good choice indeed!

I have taken the reservation for my family and they had to say only good things about their stay. The hotel is easily reachable by means of public transport (e.g. Airlink 100) and it is also on the way to the airport. Additionally, the bus stop per and from the airport is just in front of the hotel. Once at the hotel, we were warmly welcolme and accompaign to the room, which was well decored, clean and big enough for three people. Furthermore, the beds were comfortable and the breakfast generous and fresh prepared according to people different tastes (3/4 options available), also sensitive to vegetarian necessities or people with allergies.

Freundliches Personal, nette, saubere Zimmer, gutes Frühstück. Wir durften sogar nach dem Checkout weiter den Parkplatz für den Tag nutzen! Toller Service! Wir kommen gerne wieder! :-)

Hotel was nice, clean and tidy but a few things: shower pressure not good and taps not fixed to the wall properly. Only on shelf in the bathroom. Little bit of black damp in the corner of the shower door. Decor of the room very dated.Apart from those small things all was well. Breakfast was lovely and freshly cooked. The only thing I would say is that I couldn't get in the front door when I arrived.Had to wait ages.However, overall great stay as always.

Lovely helpful staff lovely breakfast close to town bus stop on the door step we even stayed an extra night we stopped there twice last year and will be staying there again in the future

Lovely hotel - excellent staff

Beautiful, clean room, quiet location easy access for all things Edinburgh, no need for public transport as a brisk walk is ideal to burn off the lovely breakfast and work up a thirst!

I would like to thank all the staff for a lovely 3 nights stay. The triple room was clean, comfortable and plenty of room. The bathroom was also spotless and it was great having the choice of shower and bath. Having breakfast included was a treat and the service was very good. The location was ideal, close to shops and a short bus ride into the centre. I honestly can't fault anything and would certainly be coming back in the future.

We had a 3 night stay in the hotel recently, the staff were very friendly and welcoming. We found the accommodation comfortable and very quiet, the location is great within very easy access of Haymarket tram, train and there is a bus stop literally outside the door. The breakfast was more than ample and again the staff were very pleasant. We thoroughly enjoyed our stay.

We have stayed here before and it is great value for money. The hotel is in an ideal position and the staff are really helpful and attentive especially Adam the duty manager. Breakfast is included and freshly cooked with a good choice.We will always stay here on our regular visits to Edinburgh.

Booked in the morning of overnight stay. Arrived about 9:30pm and the guy and the desk could not have been more friendly. BAr ws open till 11:30 which was tempting but went straight to my room ....large room on 2nd floor with three single beds. Simple case of eeny meeny miny mo for some much needed sleep. Bed was very comfortable and sheets had a lovely fresh,clean smell. Up early and the shower was quick and easy to use (which makes a change from some places). Breakfast was freshly cooked with polite staff. Car park was right outside the hotel. A great overnight hotel and very reasonably priced.

Property is definitely tired looking but the room was clean, bed was comfortable and the breakfast was decent. Don't think I would expect more for the price but would consider going back. Refurbishment at some point would be a bonus.

Our stay at the Cumberland was very good for our first visit to Scotland.The staff were friendly and very helpful, the hotel very clean and in good condition. The hotel is located very close to the train station, downtown core and loads os shopping and shops and restaurants. The grounds are well kept and surrounded by greenery. The room and staff were very accommodating. All in all a great experience. The one thing that they can improve on is the breakfast menu/ bar.

The hotel is great located for a visit of Edingburgh.There is a parking lot and one can go easily by bus into the city.The room was small but nice and cosy.You get a very good breakfast.The staff is very helpfull and friendly.I can recommend the hotel.

Cumberland hotel is at walking distance from Haymarket. My room was comfirtable and breakfast was good even if I had to leave early in the morning. The stuff is frendly, good value for money.

Convenient location. Two minor quibbles - no hairdryer and fan in the bathroom took a long time to go off again but these were very minor points in an otherwise good stay.

The room was clean and tidy. Staff were friendly and courteous. I booked 2 rooms but the other couple asked to move as they were given what they described as 'a cupboard'.They were moved without any hassle. No hairdryer in the room.

I Was Well Looked After

We stayed at the Cumberland Hotel two nights 11th-13th March. Very comfortable rooms and very warm. Only pointers would to be complete electicals eg. lamps did not all work and needed improved fitting in rooms. Bar stock a little outdated too, particularly wine.We would like to give special thanks to one particular staff member, Robert. Robert worked the long night shift both nights we stayed and he really made our stay worthwhile. We chose the hotel as the nearest to the centre with free onsite parking that we could find, there were 4 couples in our group.The staff were friendly enough, the rooms were reasonable and the breakfasts were good, I also have food intolerances and these were catered for without problem.. Just 2 small issues, we were in room 14 which is near the bar and kitchen on the ground floor, the room was nice but there was noise associated with the kitchen from 6.30 in the morning, we could not be bothered to move so did not ask to be moved.Also the shower was barely adequate with low water pressure.Overall we would stay again if in the area

Stayed for only one night but wished it could have been longer. Staff were very friendly and helpful Room was comfortable and bed was very cosy. Shower could have had a bit more power but not a great discomfort.Easy to get to the town centre by tram bus or taxi. Car park is free but a fiddly to get into. All in All a very canny place.

We arrived early after a long journey in the hope that we could leave our suitcases and freshen up, but we were over the moon to find out that our room was ready and we could check in at around 11.30Simple hotel for our needs, we stayed one night before flying back to America. Great location for the buzz of the city, train station and airport. Our room was fine, very close to the bar and we could hear everything through our door and from the room upstairs.But for the price it was fine, staff were very helpful

We have just returned from a 3 day weekend staying at the Cumberland hotel. It was lovely. Clean.. tidy.. friendly staff and in a great useful location! Only one negative that the rooms got very cold at times however this did not spoil our trip.

Lovely little room maybe a little bit too small but everything clean.Breakfast lovely but did think you could leave the buffet things out till everyone was finished their breakfast.thoroughly recommend.

Very friendly staff, everything was clean and the room was very cosy. The breakfast was good as well. The only problem was the bathroom that was really cold because there isn't a heater in it.

Stayed for a week late November, and found the staff to be extremely warm and courteous at all times. My room was very comfortable and I overall enjoyed my stay.

Good value for the money.. Had a family room in the attic! Bit of a strange room to get to, gave my daughters and I plenty of laughs getting to to room. The room itself was big enough for our needs. Clean and tidy. The only let down was the shower, sadly it was not much more than a trickle of water! (Was reported to an apologetic member of staff) Breakfast was good and plentiful... Would stay again!

Cheap and cheerful - fab breakfast!

This was the first time in Edinburgh. The Cumberland is in an excellent location, having arrived by train, it was a short walk from the station. Buses went past the door every 5 minutes. The hotel was clean, our room was on the ground floor, it was big, but it was cold, the bathroom was big, had a shower, but also cold. We were asked what time we wanted breakfast, we chose 9am,but the 2nd morning we were told to be quick, (we were there before 9),as they were finishing breakfast!! Why give a time slot then be told that. The breakfast facilities were great, cereals, continental, juices & a cooked breakfast. The staff on the whole (apart from that particular morning) were friendly & helpful. I would recommend it & visit again.

Comfortable triple room, although access could be a little difficult with narrow staircase. Breakfast excellent. Service excellent. Ideally situated for our visit to Murrayfield Ice Arena.

The hotel is at 15 minutes on foot from Princess Street and you need 15 minutes more if you want to go to the old town. If you don't want to spend so much time, there is a bus stop in front of the hotel and the staff in the hotel can inform you about the timetable. The area is very calm, even at night. The hotel is very beautiful and cozy, the only problem is that it is a bit far from the downtown. The hotel is an old building with a gorgeous decoration and totally remodeled, the WiFi is excellent and we had two usb in the bedside table to charge for devices without being necessary an adaptator, that was so nice!!!! We loved the cooked breakfast, it was delicious and really well cooked.We loved the hotel but we loved the staff the most, they were really kind and lovely. Thanks to Clara and to the other two guys for everything!! A really good hotel!!

This Hotel is within walking distance from the City(that is, if you are fit and well!). However the bus stop is just in front of it, with regular buses(bear in mind to have change, as high chance you won't get any change for your money, it is just the way it is!).We had 2 rooms, both very clean, with comfortable beds; upstairs room was as quite as the countryside and lovely, however the downstairs one not so much on the noise score... The staff was friendly and very helpful. Breakfast was very good, saying that my vegetarian daughter was not too keen on hers, didn't like the vegetable samosa and spring roll(saying that, she is a bit of a fussy eater!). They must have changed the breakfast times as i did notice it is now served between 7am to 10am. Bear in mind, if like me you don't link yourself to a tablet, you get 30 minutes use of a PC per room for FREE, also you can pay a very small fee to use it for longer, paying by hour. My only advise would be: Disabled facilities, be aware and check before hand. I wasn't particularly looking for it, however i work with disabled people and had the impression that there is none. Unless they have a special room that i don't know! Location is great but i didn't see access for disabled either... That doesn't mean there isn't, as i say, i was not digging in for this information's. My final words will be: definitely Value for Money. Am planning to go back and certainly will return to Cumberland. I stayed once before and wasn't too impressed.I thought that I would give another try.Much better, we had a nice stay. The family room was nice and comfortable.The toilet cistern was out of order when we arrived and the toilet didn't flush.We reported this and it was repaired straight away.However, we found that there was no cold water in the bathroom but we managed.We slept well and the breakfast was ok. Also the staff was very friendly and helpful especially Robert.Edinburgh centre is about 30 minute walk or there is a regular bus service from outside the hotel ( £1.60 adult and £0.80 per child )We will return again in the future.

Very friendly at reception. I was travelling with my elderly mother. The stairs were difficult and we weren't aware there was no lift. Had we known we would have specified a ground floor room. We were a late check in and had to ring for entrance. Luckily we had a phone that worked internationally!

Booked a twin room while attending a University Open day with my son. Room was small and up at top of the building but really comfortable and cosy. Beds were comfortable too. Good selection at breakfast in a lovely light garden room. The staff were really friendly and helpful. Thank you

This was a small spotless hotel with great staff and a lovely breakfast. The only thing I would say is get a room away from the front door and reception as my room was noisy with the front door banging and talking at reception. It wouldn't stop me staying again.

Hotel easy to find, car parking a plus, good breakfast, considerate staff, fresh flowers on table a nice touch. Pity the water pressure in bathroom was so weak! But perfect for a short stay would recommend to family and friends.

I was travelling as a 'mature single female'. I was in Room 3 downstairs off the reception area.The room was certainly adequate and would have been fine for duration of my stay. On the second night at around 4:00am a group of guests from the other rooms down that corridor returned.I was woken with loud voices and conversations outside my door, doors banging and this went on for nearly an hour. There was certainly no consideration for anyone else who might have wanted to sleep at that hour.I would have gone out and asked them to quieten down but if they had been drinking, I was reluctant to do this being on my own. I should have called reception but I didn't think of that at the time.At breakfast I complained to the duty manager and asked to be moved upstairs although I understand those folk were leaving that day.He apologised and arranged for me to move up to room 12 after 11:00 and I thank him for this. I appreciate this situation was out of the staff's control.They were all accommodating, friendly and professional.The rest of my stay was fine and I slept well.The room was comfortable, clean and had everything I needed.The breakfast options were varied - both hot and cold - something for everyone and the buffet was well laid out and continuously maintained.The unfortunate incident I experienced would not stop me from booking into the Cumberland again and I would like to applaud the staff for the way in which they dealt with it.

Very nice stay minor issues, room was a bit hot during night and breakfast finished at 9 apm, 10 am would have been better.

After braving the narrow driveway, my mother and I were very pleased with our stay at Cumberland Hotel. Limited parking was available (approximately 10 spaces), but we had no difficulties finding a space. Our room was located on the top floor, which had some strange dimensions such as angled ceilings and doors. Taller guests may have more trouble than our 5'2" selves. The rooms were well-kempt and I loved the view from the windows. The only downside to our stay were high winds during the night that were very loud in our attic room in combination with rowdy guests across the hall. However, overall we were very pleased with our room and the breakfast provided. Further, Edinburgh Castle and the Royal Mile are an easy 15-minute walk away, with many excellent restaurants and convenience stores in between.

cumberland hotel is cosy and nice little hotel. Staff was friendly, breakfast was ok, location also ok, not it the center but it was ok distance to walk. Nothing too fancy or amazing but clean and basic things were there :)

Friendly staff, good breakfast, modern TV with radio.on the other side: old, little, not nice room (number 3), cold bathroom, shower only by 38°, window sticked because of paintings outside, could only be left opend with a piece of wood.

We had an excalent stop at the CumberlandEasy for travel into the City.

We booked this hotel some time ago añd we were not dissapointed. The location is great for a short stroll to Princes Street,Haymarket and is on a main bus route. Trams can be boarded at Haymarket for the less energetic. We were welcomed to the hotel by a very helpfull reception staff and shown to our room which was en suite and very spacious and comfortable.We pre booked a full breakfast the next morning and it was very well presented by the very helpfull waiting staff. In our opinion overall Fantastic. Hope to see you again on our next visit to the city.Thanks again. B & F.

Situated perfectly for the City. All staff very attentive, warm and friendly. Breakfast probably the best we have had in a Hotel of this kind! Will definitely be back!!
